Two investors have already made firm commitments (cornerstone commitments) to purchase shares with a guaranteed allocation totaling CHF 75 to 80 million. Cohen & Steers UK Limited is set to acquire shares worth CHF 40 million or CHF 35 million, depending on the free-float valuation. Swiss Finance & Property Group is also reportedly participating with CHF 40 million. Both investors are experienced players in the real estate sector. Leveraging their networks, they are expected to facilitate the listing within the next two to three weeks. This would bring the total number of real estate stocks listed on the SIX to twenty. The offering is expected to comprise the sale of newly issued shares as part of a standard capital increase. The largest shareholder, Medical Properties Trust (MPT)—which currently holds a 70% stake in Infracore—might also offer shares. Additionally, there will be a standard over-allotment option (greenshoe). The participation certificates currently …...

From the 2025 annual report. Swiss Medical Network ## Affiliates of Swiss Medical Network (“Swiss Medical”) lease 18 facilities in Switzerland under individual leases through our Infracore SA real estate joint venture (“Infracore”), in which we hold a 70% non-controlling interest and have one facility under development. The weighted-average remaining term of these leases at December 31, 2025 was 25 years. These leases are subject to annual inflation-based escalators. ## In addition, we hold an 8.9% passive equity ownership interest in Swiss Medical and a loan as part of a syndicated loan facility for a combined total of approximately $197 million at December 31, 2025. Swiss Medical’s parent is Aevis Victoria SA (“Aevis”), a public healthcare, lifestyle, and infrastructure investment company that also holds an interest in Infracore. We hold a passive 4.6% equity interest in Aevis at December 31, 2025....

I think both sides need to take advantage of the share price. Shorts should buy and cover as it’s not going but a few cents lower. Longs should add to their positions as you get ex-div on the 18th and over the next two years you will wonder why didn’t i add a today’s price. Also those who waited to start a position get a great entry price and qualify for div of 7% payable in July. Hard to beat that! Buy!...

Infracore’s planned initial public offering (IPO) on the SIX Swiss Exchange offers Medical Properties Trust the opportunity to monetize its approximately 70% stake. Surplus shares could be placed directly from MPW’s holdings to generate the liquidity urgently needed to reduce the US hospital REIT’s debt. Market capitalization is expected to exceed CHF 700 million. A successful partial sale or exit regarding Infracore (portfolio value of approximately CHF 1.4 billion) would inject fresh capital into the company's coffers. The IPO results in the deconsolidation of the Swiss portfolio, effectively allowing MPW to convert illiquid real estate holdings into liquid assets. Once officially completed, Infracore’s planned IPO will significantly impact Medical Properties Trust’s (MPT) quarterly results through special items and liquidity-related effects....

As MPT is undergoing a change of control and reducing its 70% stake as a result of the listing, specific balance sheet shifts will occur. The IPO makes Infracore’s fair market value on the SIX Exchange transparent. MPT will likely need to revalue its remaining stake on the balance sheet. In the relevant quarter, this will result in a significant non-cash accounting gain (fair value gain), which will temporarily skew net income sharply upward. The sale of shares from MPT’s holdings generates immediate cash flow from investing activities. Infracore is using a portion of the IPO proceeds to repay a shareholder loan of approximately CHF 55.1 million to its owners. MPT receives the lion’s share (70%) of this amount, directly increasing its cash and cash equivalents. Following the partial sale, income from the investment will decrease; however, the loss of earnings from Infracore will be offset in subsequent quarters as …...

Best models/estimates I can come up with put the Post IPO MC of Infracore at $1\.56B\.\.\. of which MPT will still be the diluted owner of 56%\. Minimum liquidity available to MPT from the IPO is $880M\.\.\. plus the ~$50M kicker from IPO proceeds loan repayment\. So\.\.\. you can put a reasonable range on the liquidity \(post IPO\) of $800M \- $950M plus the kicker\. Remember that the post IPO diluted dividend is likely now around $40M annualized, but that also covers debt service increase on 2027 refinance \(if not retired\)\. At this point, it seems like they pay 2026 bonds with cash on hand, IPO green shoe, earnings and Norwood/Texarkana sales\. Then they look to refi 2027 from 5% to 6\.5% \(or near there\)\....

Because MPT owns a significant equity stake in Infracore alongside AEVIS VICTORIA SA, this public listing provides critical strategic tailwinds that can positively influence MPT's valuation and share price. 1\. Market Validation of "Hidden" Asset Value Historically, equity investments in private, non-listed joint ventures can be discounted or obscured on a REIT's balance sheet, especially when a company faces domestic tenant headwinds. - **The Impact:** A successful public listing establishes a real-time, transparent market price for Infracore's **CHF 1.41 billion** portfolio. - **The Benefit to MPT:** It allows analysts and institutional investors to explicitly value MPT’s international portfolio based on Swiss public equity multiples, revealing latent intrinsic value that the broader market may currently be overlooking or discounting. 2\. Lol... but at least my prediction from a few weeks ago turned out to be spot on, even though everyone else knew better and gave me grief for it....

My friends, i have been warning you guys about the negative sentiments surrounding MPT for awhile. It is literally collapsing before your eyes, and you guys don't want to believe it. People are being distracted by the same nonsense (shorty this, shorty that) for years now. Facts are this security is fundamentally unsound, and the negative sentiment around it will not let it escape penny stock territory. That divedend that some of you are gloating about, is at risk with this level of debt. If interest rates go up this stock will crater into the 3 dollar range....

[@wolfgang1151](mention://user/ff8f3834-a876-4ff4-bd64-591f8a3dd2d1) the longs have more upcoming tailwinds than the shorts in my opinion. If anyone here is related to Nostradamus than congratulations to them, they are richest beyond everyone's wildest dreams, but otherwise time is on the side of the longs, even with a stagnant price and dividend compounding, in my opinion....

[@steve5972](mention://user/f024c957-6c0a-459d-bffc-b2257fccc5da) No investors are actually selling anything\. This is entirely activity created by selling huge quantities of calls and buying huge quantities of puts and forcing the market makers to sell stocks and take on short positions to become gamma neutral\. If you didn't see this happen on March 20th you need to look at what happened the week before March 20th and find out why that happened also\. Every fundamental action involving this stock including the future removal of the illiquidity profile by the Infracore IPO and the future removal of the gap negative TTM profile based on the profits that will be realized from the upcoming and for core dividend and the DIP loan repayment indicates that the share price is on the way up and there will be more buyers in the near future\....

Market headlines I think are wrong. They say it’s the dot plot being hawkish that caused the sell off, but Warsh threw that in the trash along with almost every other thing at the fed. The real issue is general fed uncertainty he just introduced, it’s not higher rates it’s just fear of the unknown (which could, but somehow I doubt will include higher rates). Sounded to me like he is taking a very rational and well thought out approach, but it will cause discomfort especially during the next twelve months as markets see the new approach and digest it. I found his comments about the neutral rate being “uneven” to be the most intriguing; he basically said mortgage rates are restrictive and other rates on the street are not. It will be very interesting to see if they attempt to bring those into balance…housing is a giant driver of …...

In case anybody cares, this is my Google reply to my question, 'how many yahoo accounts can one person have?' You can create and use multiple Yahoo accounts without a strict official limit, provided each has a unique username and passes verification. However, Yahoo restricts account creation to prevent spam, so creating too many in a short period from the same device may trigger blocks. You can remain logged into and easily toggle between up to 10 Yahoo accounts at the same time using the platform's account switcher....

I think the greatest part about all of this is that I know my shares have not gone down. They only continue to go up every quarter with each drip which feels like a tsunami which feels like a Japanese wave which is a tun thank you Shorty thank you for learning thank you for teaching me how to learn to serve because my dividend repayments feel like I am surfing a tsunami, especially as you push the share prize down mower it feels even better like a tsunami. I might be a big wave rider here before long and that’s all to the shorts. Thank you....

It too bad that management doesn’t care about the shareholders! Where are the press releases that promote the company and their prospects? Management and shareholders are like a marriage! The spouse not only provides financial support but emotional support too! Management needs to support the stock price to benefit its shareholders by doing and saying that support the stock price! At least buyback stock!...

2,461,800 newly opened short positions—65.92% according to Fintel. That sounds like a lot, but with a volume of 9.4 million, others must have reduced their positions as well. I’m curious to see if the slide continues today. In any case, the situation looks worse than some are willing to admit. There is still plenty of time before earnings for a lot of "buying opportunities" at low prices to emerge....
